In Koningslust are some facilities such as an elementary school, village hall and restaurants. For weekly shopping you can go to nearby Panningen, Maasbree or Meijel. The freeway A67 towards Eindhoven and Venlo / Germany is also less than five minutes by car.  

 


GROUND FLOOR:

 


ENTRANCE
Such a grand house also needs a grand entrance and that's what you get here! The driveway is no less than 60 meters long with linden trees and some nut trees on both sides. At the end of the driveway is a double wrought iron gate that gives access to the walled part of the property. In front of the house are several parking spaces and through a paved path you walk through the landscaped ornamental garden to the front door. The beautiful wooden front door with next to it a large window with stained glass leads into the reception hall where the large staircase with carvings immediately catches the eye. LIVING KITCHEN
The kitchen is the largest room in the living area. The kitchen is very professionally laid out. The kitchen island consists entirely of Boretti appliances including a four-burner gas stove, a wok burner, a fish burner, a teppanyaki plate and a built-in deep fryer. A large fireplace above the island houses the exhaust fan. The rest of the kitchen is built in an L-shape and here you still have two large ovens, a built-in refrigerator, a double sink with close-in boiler and lots of storage options in the many kitchen cabinets and drawers including spice drawers and a wine rack. There is another handy wall cabinet for storage. In addition, there is a beautiful soapstone stove that not only provides pleasant warmth but can also be used to cook on or prepare a pizza.  The kitchen has more than enough room for a huge dining table and there is even a small bar where a beer tap can be connected. Through two double doors you can walk into the garden.

 


UTILITY ROOM
Next to the kitchen is a handy utility room with white goods connections, the Nefit central heating boiler and a large (120 liter) Nefit boiler. To fit well into the whole of the house, this room also has two tilt-and-turn windows with stained glass. In addition, on the side is made a private entrance.  

 


FLOOR:
The wooden staircase, decorated with carvings, takes you to the second floor. Above the staircase is a tray where you can plant plants to have some greenery in the house. Through a dormer window, light enters the landing. There are four bedrooms, a bathroom and a walk-in closet. The entire floor has a dark tile floor with underfloor heating.

 


LARGE BEDROOM
The largest bedroom is located on the left side of the house and deserves the name master bedroom. The room covers the full length of the home and has its own walk-in closet. When you take off your clothes here in the evening you throw them down the chute into the utility room where the washing machine is located. 

 


BEDROOMS
The other three bedrooms are on the right side of the house. Two of the three have a high ridge with a loft giving you extra space here. The third bedroom has a dormer window.

 


BATHROOM
The bathroom is somewhat outdated and the shower is in need of replacement. However, here you also have a bathtub, a toilet and a sink. The bathroom is finished in neutral earth tones. 

 


LOWER LOWER:
The attic is accessible by a fixed staircase and consists of three large rooms that are all connected. Here you can let your imagination run wild. Do you make extra bedrooms here, a playroom, game room or a hangout for your teenagers? Of course, this attic can also be used as a storage attic because you can store a lot of stuff here!


ANNEX 1:
The practice room has its own entrance that you can reach through a cobbled path with beech hedge. To maintain privacy in the backyard there is a wall masonry overgrown with vines and wisteria. The practice space consists of a reception area, four treatment rooms, a waiting room with two toilets and shower room and an archive. In the kitchen is a kitchenette, space for a stove, a 120-liter Daalderop water heater, white goods connections and a refrigerator. At the very back is a group room with its own exit and a place for the meter cupboard, the central heating boiler and the solar panel inverter. Above the complex is another complete attic that can be reached by a fixed staircase and consists of four rooms, each of which has an air conditioner that can cool and heat. A small door allows you to leave the attic through the roof in case of emergency.
Between the practice room and the barn is a porch with a four-person sauna.
The former pigsty is located a bit behind the house and a large part is used as storage. Horses have also stood in this section for many years so there is a tack room and a workshop. In one corner there is a huge freezer which needs some work to get it working again. Underneath this part of the stable is a slurry cellar. In addition to the normal power supply, power is also available. The water line running from the barn to the outbuilding is above ground and fitted with electrical wire to prevent freezing. 

 

ANNEX 2: 
The field barn has previously always been used as a dog school but is also suitable for day care or office activities. The barn consists of four spaces that can be used for various purposes. The space where the dog pens were first located is mostly tiled. In addition, there are two spaces on the left side of which the smallest space has an additional entrance. The larger room also contains a toilet, a laundry room, the meter cupboard and a small kitchenette. In both rooms there is an air conditioner that is used not only for cooling but also for heating. On the right side is another room used mainly as storage. Here there is an entrance/exit both at the front and the back and here is also the pellet stove that can heat the entire building. 

 

The garden located directly behind the house is separated from the rest of the plot, so to speak. In order to create a sort of Carré farmhouse atmosphere, this part is almost completely walled off and in this way privacy is also ensured when clients of the practice or dog school come onto the property. Most of the garden consists of lawn on which two dog runs are made. On the side of the house is a large terrace and directly behind the house is a fireplace that needs some attention. There is also a wood storage area. The rest of the plot is divided into several meadows and completely surrounded by trees and shrubs.
